The Selling Process

From signed listing agreement to keys-in-hand at the Ajman Land Department.

Typical Timeline

Six to Twelve Weeks, Realistically

For a correctly priced apartment in a popular Ajman community, expect 4–8 weeks from listing to signed MoU, plus 3–6 weeks to complete NOC and transfer. Villas, larger or unique units, and commercial properties typically take longer. Tenanted properties add 2–4 weeks for handover scheduling.

Initial Consultation & Valuation

We meet (in person or by video), discuss your timeline and goals, and walk you through the recommended listing price. No commitment yet — just clarity on what to expect.

Listing Agreement (Form A)

Once you decide to proceed, we sign Form A — the official seller-broker agreement registered with ARRA. This protects both sides and authorises us to market your property.

Photography & Listing Preparation

Our team books a professional photoshoot, gathers key documents (title deed, service charge clearance, current rental contract if tenanted), and drafts the listing copy.

Marketing Launch

Your property goes live on Bayut, Property Finder, dubizzle, our website, and our buyer database. Premium listings receive boosted placement on portals for faster reach.

Viewings & Buyer Qualification

We screen all enquiries — financial readiness, financing pre-approval, intent — before booking viewings. You get qualified visitors, not weekend browsers.

Offer & Negotiation

Offers come to you in writing. We advise on each one — strength of the buyer, deposit terms, financing contingencies — and negotiate on your behalf.

Memorandum of Understanding (Form F)

Once a price is agreed, both parties sign Form F. The buyer typically pays a 10% security deposit, held by the broker or a trustee. The sale price and timeline are now locked.

NOC From the Developer

We collect the No Objection Certificate from the developer or building management — confirming all service charges are clear. Typical turnaround is 3–7 business days.

Ajman Land Department Transfer

Both parties attend the Ajman Land Department (or use a registered trustee office) for the title transfer. The buyer pays the balance, you receive payment, and the new title deed is issued.

Handover

Keys, access cards, parking remotes, and any included furniture are handed over. We close out utility accounts in your name. The sale is complete.

Fees & Who Pays What

  • Broker commission (seller): typically 2% of the sale price, paid at transfer. Agreed upfront in writing.
  • Ajman Land Department transfer fee: 2% of the sale price, usually paid by the buyer.
  • NOC fee: set by the developer, usually AED 500–5,000 depending on the project. Paid by the seller.
  • Trustee office fee (if used): typically AED 2,000–4,000, paid by the buyer.
  • Mortgage discharge (if applicable): bank processing fees vary; you settle directly with your lender.
